Selling your home

A price you can defend, and a plan before you sign.

I list and sell homes across the Kansas City metro. You get a price built from real sales, marketing that fits your home, and straight answers, even when they are not the number you hoped for.

The listing that sits is usually priced on a promise.

Plenty of agents win a listing by naming the biggest number. The home goes live, the first few weeks pass with too few showings, and the price comes down after the most motivated buyers have already moved on. I would rather have the honest conversation at your kitchen table than the price-cut conversation a month later.

01

Priced from real sales

Closed comparables, not portal estimates, checked against what an appraiser will see.

02

Presented like it matters

Professional photography, and drone, video, and a property page when the home calls for it.

03

A plan you see first

The timeline, the marketing, and what we do if the first weeks are quiet, agreed before launch.

How it works

From the first walk-through to the closing table.

  1. Walk the home

You show me the house and tell me what you love about it and where you are going next. I listen first.

  2. Price from real sales

Closed comparable sales and current competition. We also agree now on what we do if the first weeks are quiet.

  3. Prepare

A short list of what is worth fixing and what is not, and help lining up the people to do it.

  4. Present

Professional photography, and for the right home, drone aerials, video, and a dedicated property page.

  5. Launch and show

Exposure to the agents who bring most buyers, targeted marketing where it fits, and showings while you are out of the house.

  6. Offers to closing

Every offer explained in plain terms, every deadline tracked, and a clear read on what each term means for you.

"If at any point I do not believe I am the right person to sell your home, I will tell you. If you feel that way about me, I want you to tell me."

How every listing conversation with me starts.

Questions sellers ask me.

How do you decide what my home should list for?

From closed sales of homes like yours, adjusted for what makes yours different, plus what is for sale right now that buyers will compare it with. If your buyer is financing, an appraiser will run the same comparison, so the price has to hold up against real sales. You see every number before we agree on one.

What does it cost to sell with you?

Commission is negotiable and set in the listing agreement.

What if my home does not sell?

We agree on the plan before it goes live, including what we do if showings or offers do not come in the first few weeks. A price change should be a step we already planned, not a surprise.

Do I need to update my home before I list it?

Usually less than you think. Fix what an inspector will find and anything that reads as neglect, and skip the big remodel. I will walk the home with you and tell you what is worth doing.

Do I need to be home for showings?

No, and it is better if you are not. Buyers need to linger and talk freely to picture themselves living there.

Which areas do you cover?

The whole Kansas City metro, on both sides of the state line, brokered by Compass. I have listed and sold homes from Lake Tapawingo to Lee's Summit, Shawnee, and Spring Hill.
